Comprehensive inventories for landlords
For landlords who have one or more properties we offer a detailed and complex inventories service that covers; inventories, check in, periodic checks and check out.
When The House Photographer is instructed to complete an inventory a new file is created, we do not use pen and paper instead we use a tablet for speed and utilise the camera on the device.
Completed and presented in a PDF form, our inventories provide a very professional look and as usual, to maintain a uniform approach, we can include your company name if you are a registered company.
Introducing an external third party to complete your inventories, check in, periodic checks and check out creates a useful buffer between the tenant and landlord as a neutral and fair stance is taken.
If disagreements arise due to tenant damage, having a third party completing the inventory normally provides an open and shut case for the landlord and agent should it be escalated to a tribunal.
An inventory produced by The House Photographer is very complete and includes colour photographs of all items and property conditions. Included in this are carpets/flooring, walls and ceiling conditions as well as any furniture and electrical goods such as kitchen appliances. All items are listed and conditions are noted and graded.
All access keys and meter readings are recorded and included in the inventory prior to both parties agreeing and signing. This is held in a PDF form so can be used at a later date for comparison purposes during periodic checks or check out.
The cost and time required to complete an inventory is determined by the size of the property and whether it is furnished or unfurnished. Completed examples are available on request should you wish to see the quality of our inventories.
