A crucial part of a property’s media is a well-constructed and accurate property floor plan. A plan, that not only shows a room’s dimension but also a total property size.
At The House Photographer we will create a detailed and accurate property floor plan when completing a media visit. We normally like the customer to accompany us while doing this so they can check the accuracy of each measurement. This minimises disputes of sizes later and confirms an honest and accurate approach by your agency and us. For transparency and speed, we use an iPad in the creation of our floor plans.
Your floor plans can be generated in either 2D or 3D, whichever is your preference. We will also add your company’s logo and disclaimer on each plan. This once again prevents unauthorised use by another agent.
Property floor plans help sell homes
Floor plans are vital to selling your home! In a recent study* by Rightmove (the UK’s largest property portal) over a third of buyers said they would be less likely to enquire about a property if it did not have a floor plan. It is baffling why some estate agents do not include one that has full measurements. Even more so why some don’t include one at all.
During this study it was revealed that some of the comments raised by buyers were the following:
- “Pictures can be deceptive; a floor plan is more definitive”
- “I don’t want to waste unnecessary time by being misled by good photos”
- “I am less likely to arrange a viewing without a floor plan”
- “Time is a commodity, and there are normally many other properties with a floor plan whom I would rather contact”
- “The absence of a floor plan is a barrier”
With feedback like that it seems clear that potential buyers would want to see a floor plan that fully shows the true size of your home.

Types & styles of our property floor plans

2D Floor Plans
A 2D floor plan is by far the most popular! It is clear and concise and practically nobody has an issue reading or understanding them. We can create your 2D property floor plans in black and white. Or why not try to help stand out from the others? Let us create your property floor plans in colour!

3D Floor Plans
A 3D floor plan is much the same as a 2D version except it is viewed from an angled plane. We can add a wooden effect floor and carpets to the plan. This type of floor plan normally works better on larger homes. The angled plane view can give an effect of the rooms being slightly smaller. If you are unsure and can’t decide ask for one of each. It is important to us, that you have the correct type of property floor plans for your customers.

Interactive Floor Plans
An interactive floor plan is just like a 2D floor plan but it has a number of hotspots. A hotspot icon can be pressed to reveal a picture that has been taken from that room position. This works well for some customers but as it is connected to a third party computer server. The property floor plan can only be viewed when online. Where as the 2D & 3D floor plans can be downloaded and saved the same way you would a picture.

Creating a floor plan for you
When creating your floor plan we need to be accurate and you need to be confident in our measurements as often these days customers will bring their own laser measuring devices. The House Photographer has a completely transparent approach when creating floor plans. When measuring a room we ask you to accompany us as we take our measurements, that way you can be confident that what we have recorded is accurate.
The House Photographer does not use pen and paper to draw a floor plan, we use an iPad, and once we have measured all the rooms we can give you a grand total. Detailed on the plan are each room’s measurements, except on smaller rooms such as a downstairs cloakroom, and can be displayed in square meters, square feet or both.
Honesty and integrity
Our transparent approach was developed and implemented as often we have discovered discrepancies against other floor plans previously drafted by other estate agents. If our floor plan happens to be larger or smaller than others already created, at least you will know that our version is accurate as you were there during its creation and witnessed every measurement being entered.
Displaying an accurate floor plan prevents eagle-eyed buyers with a measure discovering flaws and inaccuracies with your plan and challenging your integrity due to an estate agents inability to record the correct sizes and saves unnecessary embarrassment.
